Choose your location carefully

Do you want sweeping vistas or seaside views? Before you even start to look for your dream home, think about what kind of location will tick all your boxes.

The UK has a rich variety of rural landscapes from sweeping moorland to chocolate-box hamlets. Picture-perfect commuter living comes at a cost with the most expensive areas including the Cotswolds, Cheshire, North Yorkshire, Surrey and East Sussex. Rural retreats without the price tag can be found a little further away from the big cities and include Shropshire, Cumbria and the Yorkshire Wolds.

If you want green grassy slopes, lush pasture and clear streams head for south Shropshire, the South Downs, Gloucestershire, Dorset or the Yorkshire Dales. Soaring peaks For dramatic scenery, tranquil lakes and great walks you can't heat the Lake District, Peak District, Scotland or north-west Wales.

Find out what your chosen area has to offer. Grab yourself a map and start with the basics.

Proximity

How near are you to a big city? If you're more than 30 minutes away by car consider whether the local market town will cater for your day-to-day needs.

Transport

What are the options? Look at roads and train routes. Do you need to be near a motorway or major road? Check out bus routes and timetables or local taxi services if you fancy a night out.

Facilities

Dig a little deeper with the help of the internet, the local tourist office and a pocket guide to the region. Where's the nearest supermarket, hospital and chemist? What about morning papers, recycling depots, milk deliveries and post offices?

Social life

Remember you'll need a social life. Is it important to be near a good pub, restaurant or sports facilities? Where's the closest cinema or theatre? Are there lots of local clubs and societies?

Kids

If you have children, what are the options for primary and secondary schools? For new parents, is there a day nursery or toddler group nearby?

 

What to avoid...

You don't want to fling open the windows of your dream cottage only to smell pig slurry. Property pitfalls to watch out for in the country include:

  • Houses near busy roads eg commuter runs and biker routes

  • Flight paths and local airfields

  • Flood-prone areas

  • Industrial-scale farms

  • Refuse tips and quarries

  • Electricity pylons, power stations and industrial units.

If you're hoping for pastoral solitude, think twice about tourist spots and popular pubs.
